    If you own a rental, the law says it needs to be warm, dry and ventilated properly. The Healthy Homes Standards aren’t optional. If your property doesn’t meet them, it’s your responsibility to put it right.

    What Do the Healthy Homes Standards Say About Ventilation and Insulation?

    These rules are set by the government under the Residential Tenancies Act. You can check them yourself on Tenancy Services. Here’s the short version. 

    Ventilation 
    • Every bedroom, lounge and living area must have openable windows that make up 5% of the floor area. 
    • Kitchens and bathrooms must have working extractor fans vented outside. 
    • If there’s a mechanical ventilation system, it needs to meet current Building Code standards. 
    Insulation 
    • Ceiling insulation must meet R 3.3 in Auckland. If the existing insulation doesn’t, it needs a top-up or replacement. 
    • Timber floors need R 1.3 underfloor insulation, unless there’s a concrete slab. 
    • Insulation must be in good condition, with no gaps or damp patches.

    1. On-Site Inspection & Compliance Check

    2. Ventilation Install and Repair

    We install compliant extractor fans in kitchens and bathrooms. These are vented to the outside, like they’re meant to be. 

    • Kitchen fans – 150 mm or 50 L/s 
    • Bathroom fans – 120 mm or 25 L/s 

    We also fix or replace windows that don’t meet the 5% openable rule. Our team handles full aluminium joinery service, so no trades get missed.

    3. Ceiling And Underfloor Insulation

    We top up or replace insulation with products that meet NZ standards. Everything’s fitted securely and done right. 

    • Ceiling insulation to minimum R 3.3 
    • Underfloor insulation to R 1.3 for raised timber floors 

    Damp or missing insulation? We remove it and replace it. Everything gets checked and signed off. 

    4. Window And Joinery Fixes

    We repair aluminium windows and doors, reseal tracks and replace worn-out hardware. Proper draft-stopping makes a big difference.

    5. Full Documentation So You Can Prove Compliance

    We give you written confirmation of all completed work, insulation specs and compliance details. If an inspector or manager needs evidence of compliance, you’ll have it on hand.

    Only bedrooms, lounges and living spaces need to meet the ventilation standard. 

    Yes, as long as they open properly and meet the size rule. If not, we can usually repair them. 

    Yes. A visual check is often enough, but some inspectors ask for install photos or receipts. We provide both.
